Statutory Requirements
A statutory test or building inspection of a number of services is required by law.
Responsibility for compliance lies with the person with ultimate responsibility for the building. Failure to comply with your statutory obligations can lead to a fine or even a custodial sentence.
Listed below are the statutory services that should be tested annually:-
- Boiler/Combustion: Gas-fired/Oil-fired boilers and Oil storage tanks;
- Gas Appliances: Staff houses, Gas pipe work and Catering equipment;
- Lifts/Elevators: Passenger lifts, non-passenger carrying lifts and lifting appliances;
- Fire Systems: Safety assessments, fire alarm testing, portable fire fighting equipment and extinguishers;
- Water hygiene: Sealed hot water/heating systems, cold water systems and water softeners;
- Pressure Vessels;
- Local Exhaust Ventilation (LEV) ductwork, ventilation fans, filters and cooker hoods;
- Fixed Wired Electrical testing;
- Emergency Lighting;
- PAT Testing;
- Lighting Conductors;
- Sprinklers/Dry Risers;
- Physical education equipment: Indoor and outdoor equipment (schools);
- Design and Technology equipment: Including gas appliance testing (schools);
- COSHH Assessments;
- Risk Assessments.
In additional recommended annual testing should be carried out on the following systems:-
- Plumbing and Sanitation;
- Water Treatment;
- Building Lightning Conductor Testing;
- Intruder Alarms;
- Security Systems;
- CCTV;
- Access and Barrier Controls.
